SWS Design Select
SWS Builders offers our clients what we call SWS Design Select. Some builders only work from plans prepared by their clients’ architects while others only provide design/build services, meaning that company provides both the design and the building services.
Both ways have their own unique advantages depending on the type of project, the homeowners’ priorities, budget and other factors. SWS offers our clients these two options plus a unique hybrid approach which you may find right for you and your project.
Design/Bid Approach
With this approach, you first select an architect and work with them to develop conceptual plans, more comprehensive set of plans and project documents so that one or more builders have the information needed to provide you cost proposals for constructing the project.
This approach offers advantages for some types of projects or when you desire to work with a specific architectural firm or independent architect.
Design/Build Approach
Some homeowners prefer to work with a single company that will provide both design and building services. This simplifies the process, streamlines communication, eliminates the need to find two firms and places all responsibility for the project in one place.
One way this approach differs from the Design/Bid Approach is that you can get cost estimates earlier on in the process. This means you don’t end up with plans that you love, but can’t build within the budget you have established.
Hybrid Approach
SWS Builders offers this approach to our clients because it offers a mix of benefits from both approaches that some homeowners may find a more comfortable solution for them. Essentially, SWS builders will work as part of a team with your architect from the very beginning of the design process. During the design process we will provide you and your architect costing information in the early stages of conceptual development and as the plans are refined. In this way you won’t find yourself with plans that can’t be built within your budget. By participating in the design process from the beginning, we will also have a much better understanding of your goals and priorities. This valuable insight is often lost in a design/bid situation.
