The SWS Inside View to Selecting a
Builder
SWS Builders recommends you consider these
key points when selecting a contractor:
Communication —
Working with a builder is a multi-month proposition.
Make sure to pick a general contractor who
makes you feel comfortable and with whom you can easily
communicate. SWS Builders builds clients for life because
we listen carefully and respond promptly.
Fully Inclusive — Look
over all proposals carefully. A bid may appear low
if it does not cover every aspect
of a project or specify the quality of the materials.
Understand exactly what you are getting before signing
the contract.
All SWS proposals come with detailed descriptions of
materials and the scope of work to be performed.
Permit
Process and Inspectors — The permitting process
is complex and varies by town. Having a good working
relationship with the local building inspectors is important
to keep
projects on schedule and adhering to code. Because
SWS Builders has an established reputation with the building
departments in most Fairfield County towns, we are
able
to expedite obtaining permits and approvals.
Local
Versus Out-of-Area Subcontractors — Using local
subcontractors provides ready access for scheduling,
and allows for a full day’s work. It is also
essential for quick follow-up. SWS Builders believes
in having
long-term relationships with all our subcontractors,
and using local
craftsmen and trade professionals as much as possible
to maintain quality and reliability.
Lien Waivers — You
do not want to be held liable for payments to subcontractors
if the general contractor
fails to make disbursements. Ask for proof of lien
waivers from all subcontractors. SWS maintains current
waivers
with all our subcontractors, and is fully insured
to protect the homeowner.
